Homes for Ukraine scheme homeowner landlord tenant

With over 20,000 applications made to the Homes for Ukraine scheme so far, Fiona Roe, Residential Lettings Manager based in our Northallerton office, takes a look at what requirements you should consider before applying to become a host.

  1. If you are a homeowner: If you are applying to host a Ukrainian refugee, please note that you may need to seek permission from you mortgage provider or landlord first.
  2. If you are a tenant: If you rent, you may have something in your tenancy agreement that says you should get the permission of your landlord before you host a guest. If you are uncertain about what your tenancy agreement requires, you can get free advice from Citizens Advice or Shelter. If you rent through youngsRPS, please feel free to contact your Lettings Manager for advice.
  3. If you are a landlord: The UK Government is urging landlords to waive any permission fees in these specific cases
  4. What about insurance? Insurers have agreed that for homeowners accommodating Ukrainian Nationals in their home there is no need to contact your insurer on the basis that they are accommodated as non-paying guests.
  5. Who approves the accommodation? To be confirmed as a sponsor, your local council will conduct a check on your property to ensure it is fit for accommodating a guest. You must be able to provide at least 6 months of stable accommodation
  6. Council Tax and benefits: Your Council Tax rates (including any reductions) will not be affected and you will receive £350 tax free. The UK government is ensuring ‘thank you payments’ do not affect benefit entitlement and will remain tax-free.

Sponsors are not expected to provide living expenses but may do so, should they wish to support further.
