About this property
The development site is located on the original farm steading for Sheraton Hall Farm, near Castle Eden.
The site sits on the western edge of Sheraton Village, occupying a secluded and sheltered position but within a stone’s throw of the A19, offering excellent lifestyle and commuting possibilities.
The site comprises a sound range of traditional farm buildings in an excellent condition rarely seen by the market. The traditional barns benefit from planning permission for conversion into 8 residential units, with a further separate planning permission to create three new build residential units.
The existing traditional buildings benefit from striking architectural features, which will make the end development quite unique, and we strongly recommend viewing in order to fully appreciate both the architectural features and the sound condition of the buildings.
The Site is available freehold with vacant possession on completion. A copy of the Registered Title (which also includes the wider farm being retained by the vendor) is included in the buyer’s pack.
The Site benefits from two separate planning permissions for residential development, as follows.
Firstly, the 8 barn conversions are covered by planning permission dated 10 November 2006 (reference PLAN/2006/0549).
All of the conditions relating to this planning permission have been discharged and the development commenced on site, thereby removing any time constraints relating to the implementation of this permission. A copy of the planning permission and the Local Planning Authority’s letter confirming the above is attached in the Buyer’s Pack.
Secondly, the 3 new build plots are covered by planning permission dated 24 August 2016 (reference DM/15/01822/FPA). A copy of the planning permission is available in the Buyer’s Pack.
It will be the responsibility of the successful offeror to obtain approval of necessary reserved matters.
The documents submitted in support of the planning applications, and those approved as part of the planning permission, can be found on the Local Planning Authority’s website. The links to these pages can be emailed on request, and are also included in the Buyer’s Pack.
Copies of the Sales Particulars are available from the sole selling agents, Youngs RPS, on request. The Sales Particulars contain more information relating to the property.
