Traditionally, spring has always been assumed to be the best time to list your property but year on year we see heightened interest across our property pages over Christmas that rolls on into the New Year. The biggest spike in website viewings over the festive period happens on Boxing Day, with 2020 recording online property searches 54 percent higher than the previous years, encouraging news for those vendors who are questioning when best to list their property.
The Christmas break affords people time to sit and contemplate the year that has passed and the new year arriving. This is when bigger life decisions, such as to move house, are made. Nationally valuation requests from home-owners are 19% up on this time a year ago suggesting more people will be making a New Year resolution to move and a better balance of supply and demand in 2022 will suit more hesitant movers who may have held back from this year’s frenzied market.
It makes sense for potential vendors to think ahead and instruct an agent as soon as possible to begin proceedings. By instructing now you will ensure that there is ample time for your agent to prepare all of the marketing materials in advance, organise for photography, create floor plans, brochures and Energy Performance Certificates. This will also allow you to take the time to prepare your house for viewings (you can read more about this on our guide to preparing for sale here) this will also give you a head start if you were to see a property you were interested as your property would be ready to market immediately, increasing the potential to achieve a higher than anticipated selling price along whilst securing your dream home and not competing against a flurry of spring stock.
Overall, the market is still a hotbed of activity, buyers movement still remains high across the North of England and we are seeing an increase in direct enquiries regarding the stock we have ready to launch in January. If you are thinking of buying or selling, there is no time like the present. It’s not too late to contact our expert residential teams who will be happy to discuss your options and get the ball rolling.
